I feel we should have a Whispering Hills summer basketball league for adult residents.
We have the court space to make this happen. Would anyone be interested in participating in something like this?
If anyone is interested in possibly forming a summer basketball league please email me at whisperinghillsblog.yahoo.com. If we get enough responses, I will present it to the HOA.

The reason for my email is that the HOA appear to be ineffective in ensuring that the bylaws are adhered to. At the last board meeting the HOA asked unit owners to do more in the community but now we wonder what we are paying condo fees for.
Question,
What are my rights as a unit holder to ensure that the board is in fact carrying out their duties and not taking a passive stance? Is there anything we can do to ensure that the bylaws are adhered to if the board won't?

Hi I live in the 3000's.
What is the deal with the sudden increase in maintenance fees? I know they are putting a new roof on soon and believe that is the reason for the spike. Does anyone have any information on how much this is costing us in the end?

Thank you for making me the post of the day! I have to sign up for this so my info can be displayed. My name is Matt and I live in condo 3. My ideas for helping people curb their dog are to exploit the issue. What I mean is our community is no doubt a "dog friendly" community and I think we should take advantage of that. Did you know Money magazine did a pole and found that 40% of adults surveyed said they would take a 10% cut in pay to be able to bring their pet to work? This, although a little crazy, illustrates that there is a market for pet friendly venues. Here is what I think:
1) We have dog runs which are a selling feature. I know this was a big seller for me. Until I realized that 90% of the time these runs are unusable. They are below grade and water ponds in them routinely. A little money to re-landscape would go a long way. Hell, I would volunteer to do it myself!

If the entire city of Nyack can have this program, so can we. I would even be willing to change the bags, although the grounds crew would gladly do this and if were smart I bet at no charge.
3) The issue of loitering has been raised several times...Lets start a community watch program. If interested I will arrange for the Chester Chief of Police to come to the next HOA to help get this program started.
4) I bet we can off-set some of our HOA fees by allowing use of the clubhouses, by HOA members, to people who want to pay to use them for birthday parties of other functions. Something to think about!

The Condo III March meeting was canceled due to weather. Any idea when it will be rescheduled? Also, is there a breakdown of how our association fees allocated. A percentage breakdown would be nice to know.
Do we have a Neighborhood Watch program? If so, I would like to know about it.

I would like to bring up your proposal on the neighborhood watch program to the Home Owners Association. I would first like to do some research in order to make sure they don’t have something like this already in place.

My response:
The only explanation I can come up with would be with the liability portion (insurance cost). This is another valid point you bring up that I’m sure the HOA will address when and if they start contributing to this blog.

Does anyone know if they have a community meeting? I'm not talking about condo board meetings, I'm taking the whole complex? With 690 units, something happens in one area, everyone is effected.

You present a great solution for the dog waste issue. My first thought when I looked at the product was convenience and ease of use. It may motivate the people who are not to be more respectful of the grounds.
As I mentioned, I am working on getting the Whispering Hills H.O.A. involved with this site. As of yet, I have not heard back from them.

My wife and I are looking to buy a condo in Whispering Hills. We have a "Soft Tub Jacuzzi" that is portable and can fit on the semi enclosed patio. Our question is will the HOA allow the jacuzzi on the patio?
My guess is no, and then you have the question of weight. The buildings code may not permit it either. It would be nice if they had hot tubs near the pools.

What's going on with the Basketball league?

I'd like to know if my bocce ball court and hose shoe pit idea is feasible? I think it would be a great addition to the complex. This could open the door to new relationships with fellow residents.

A horse shoe pit and bocce ball court is an excellent idea. Write a letter with your suggestion to the HOA and drop it off at the clubhouse. Provide 2 copies, one to the HOA and the other to me. I will then try to get it through during budget time.

I am dropping the request for the bocce and horse shoe pit this weekend. Please consider this in our budget. I think this could be a great addition to the complex.
Condo 4 roof is being replaced as we speak. I'm glad this is happening right now before the winter, I get leaks from time to time during a heavy rain or when ice melts.

Is loitering acceptable in WH?
Thinking it would be interesting to see how people approach answering this question. The way it seems right now is that the parents of these children just don't give a damn.
Another thing that is bugging me is the inability for people to follow laws. Crap by the dumpster shack, kids playing in the lots, speeding through the complex, littering(throwing things out of car windows), vandalizing light posts and signs.
Raising another question. Are there condo laws as to what people are allowed to have on their decks? I have a guy by me that has a lot of stuff attached to his siding and stuff all over his deck.
People with children...I love kids, I hate kids playing under my window in my lot!
Put a leash on your children, take them to a park, ball game, bb court,something!! Please keep them off the lots. Someone is going to get hurt if they continue, serious hazard!
